humankind is Sedona's consciousness venue — live music, ecstatic dance, sound healing, ceremonies, and retreats, nearly every night. We built Humankind Stay for one reason: so the people traveling here for those experiences can stay somewhere that carries the same intention. That's where you come in.
The demand
We already have the reason people come to the Verde Valley
Booking sites wait for travelers to show up searching. We're the other way around: our events calendar, 10+ weekly live shows, 8 podcasts, four publishing sites, and Roku & Fire TV apps are what bring people to town in the first place. Every event page shows the stays with open dates for that event's nights — so guests arrive at your listing with their dates already picked and a reason to book on the spot.

The founding window
Get in while applications are open
We're not trying to list every rental in the valley. Once we reach a set number of listings, applications close — and they stay closed until the platform can take care of more. This was never about stacking up inventory or squeezing out another revenue stream: it's about making sure every visitor and every host is genuinely taken care of, and that the experience stays worthy of the name. A smaller, curated platform means your listing is seen — not buried on page nine of a search.

Hosts who want to offer more than a place to stay
A bed and a keypad code isn't the bar here. We're looking for hosts who see the stay as part of the experience — a morning practice space, a sound bath on the land, a garden breakfast, a ride to the ceremony, or simply a home held with real care. If you've been hosting on autopilot and want your place to mean something to the people in it, you're who this was built for.

We review every property — the bar is intention and care, not square footage.
The money
Fees, simple and straight
You pay
15.5% all-in — 12.5% commission + 3% payment processing, deducted from your payout. Same all-in rate as Airbnb; less than Booking.com Preferred or Expedia.
Guests pay
A 3% service fee — waived entirely for humankind Full members.
You get paid
The day after guest check-in, straight to your bank via Stripe. Not after checkout. Not net-30.
Everything else
$0. No listing fees, no monthly fees, no photography fees, no onboarding fees.
Keep your own systems too — one-click PMS import (Hospitable and friends), two-way iCal with Airbnb/Vrbo, and a Channel API for hotels. Your dynamic pricing syncs automatically every 6 hours.
The membership
Full members: our discount, and yours if you want the edge
humankind Full members are the heart of this community — and they book with no service fee and 7% off, which we fund out of our own commission. It never touches your payout. If you want to court the member base harder, you can add up to 10% more from your side — listings with a bigger member discount get highlighted to members. Members save 7–17% total, you decide where on that range your listing sits.
Beyond the room
Add experiences — free or paid
A conscious stay is more than a bed. Add your own offerings to your listing — morning yoga, sound healing, breathwork, guided hikes, community meals — either included with the stay or as paid add-ons booked in the same checkout as the nights. Guests can also add tickets to humankind events happening during their stay, so the whole trip books in one place.
Why we built this
A conscious arrival, end to end
People fly across the country for what happens in this valley — and then land in an anonymous rental booked through a site that sells beds. We built Stay so the whole journey holds together: discover the event, book the stay beside it, arrive as part of the community, and leave wanting to come back. Hosts who join now are founding partners in that — placed across our network, first in line as event-lodging pairing rolls out on every event page, with a direct line to the team building the platform.
